Multiple Unit Residential Structural Design is a staple of Hohbach-Lewin’s business. Having been at the forefront of the latest design approaches for this building type, Hohbach-Lewin has successfully completed projects from design through completion of over 10,000 units of apartments and condominiums. For Type III construction, we have developed a design and analysis methodology which does not rely on the exterior walls to act as shear walls – this eliminates the need for excessive strapping and the necessity of employing tie down systems in short wall piers between windows. Utilizing this approach results in greater architectural design flexibility. We have successfully utilized this approach with excellent results on our completed projects having educated building departments up and down the west coast. Also, coordination between the various MEP systems and the structural framing is paramount to avoid conflicts and additional cost/delays during construction.
Throughout the design process, Hohbach-Lewin provides coordination review to ensure that conflicts are minimized after construction begins. We provide the design for the concrete structure, the wood framing and any upper level steel design (if necessary). Additionally, Hohbach-Lewin can and often provides the design of the temporary excavation shoring systems. This allows us to provide structural solutions which are better coordinated and are informed by their impacts at points of structural interface. Regarding ancillary elements such as the Exterior Building Maintenance (EBM) System, landscape features including pools, and just about any other amenity feature imaginable we have done it all!
